Purpose of the estimates offered by the Epsilon Team

Our company prepares substantiated estimates according to the European valuation standards of TEGOVA (The European Group of Valuers) for each type of property, each purpose and by any method. Our staff includes experienced and certified appraisers, as well as appraisers of the Ministry of Finance.

The method to be used by the appraiser is always at his discretion, in order to meet the needs of the customer for the specific use and to obtain the correct results.

Epsilon Team prepares estimates for:

• Calculation of the market value of a property, with the aim of finding the tenant buyer as soon as possible, at the right price, at the given moment and the shortest disposal of the property for rent, sale, exploitation.
• Judicial use (Claims to third parties or the public, inheritance disputes, expropriations, auctions, etc.).
• Banking use: Registration of promissory note / collateral with banks and creditors.
• Liquidations or mergers of companies, institutions, organizations and valuation of their property.

The methodology that is mainly followed in real estate appraisals is the use of the Comparative method where by collecting appropriate comparative data and after using adjustments and parameters on the appraised property, we end up estimating the market value of the property. However, it is not the only method since, depending on the case and depending on the purpose of the assessment and the type of property, other methods can be applied such as the method of income with discount of cash flow based on future income from the operation of a property and the residual method based the development scenario of a property according to its optimal use.

In order to complete an appraisal, there must be a signed contract between the assignor and Epsilon Team with a detailed description of the customer's requirements, the use for which the appraisal is intended, as well as a declaration of conformity of the standards to be used.
